Pricing a home when the market keeps moving

The yard sign stays put. The market keeps moving.

The seller has an asking price. The buyer has a number. And the market keeps moving while they are thinking about it.

Sound familiar? There is a useful comparison with the bid and ask on a stock: what one side hopes to receive and what the other is prepared to pay may be different. Bringing those positions together is part of the negotiation.

A useful comparison, with an important difference

In stock trading, the bid and ask have specific meanings. A home’s list price is a marketing decision, not necessarily the seller’s minimum. And homes are not interchangeable shares. Condition, location, timing and contract terms all matter.

Still, the comparison captures something sellers experience: a buyer’s position can shift while the asking price stays still.

One day can change the conversation

A buyer may like the house on Tuesday and revisit the numbers on Wednesday. If their mortgage rate is not locked, a change in financing can affect the payment they can support. A competing home may also enter the market, or another seller may change their price.

That does not guarantee the buyer will offer less. It means today’s conversation takes place in today’s conditions. Yesterday’s interest does not always turn into tomorrow’s offer.

Watch the signals that matter

As your listing agent, I compare the home with recent sales and current competition. I also follow showing activity, buyer feedback and the details of offers we receive. These pieces help us judge whether the current strategy is connecting with buyers.

The National Association of REALTORS® highlights the importance of property characteristics, market conditions and the seller’s goals in pricing. The strongest offer also involves more than the headline price.

Adjust with a reason

Following the market does not mean changing the list price every time a rate moves. Sometimes the right decision is to hold. Sometimes it is to improve the presentation, reconsider terms or adjust the asking price.

We make that decision together, using the evidence for your home and the outcome you are working toward. The yard sign stays put. The strategy stays attentive.
